Property Description

The Rocky River Tract is an excellent recreation and timber property located along the Rocky River branch of Lake Russell, just south of Lake Secession.  The area offers great populations of deer and other wildlife and opportunities to fish or play on the water.

About ±92 acres of planted pines are now 20 years old.  This stand has excellent genetics and is free to grow after a 2015 thinning followed by fertilization and herbicide application for hardwood control.  There are small food plots and some pockets of hardwood on the property. With lots of mature oaks and other mixed hardwoods on adjacent public land.

The property has more than ±3,500 feet of common boundary with the Lake Russel Project.  The Lake Russell Project includes ±26,650 acres of water surrounded by ±26,500 acres of public land.  The lake project is managed by the US Army Corps of Engineers.  Water level fluctuates less than other lakes in the area and is typically held within ±5 feet of the full pool.  Private exclusive use is not permitted on the shoreline.  From the lake, you will not see privately-owned boat docks, launching ramps, buildings, developed walkways, or clearings.  A public boat ramp (Jim Rampey Recreation Area) is less than ±5 miles by road, less than ±4 miles by water.

Landowners who share a common boundary with the lake project are allowed the use of adjacent lakeshore lands. There is no prohibition against pedestrian use of public property around the lake.  Adjacent landowners enjoy a private access point from their property to public land and water.  Photos of the lake were taken from adjacent public land, not the property itself.  Information about Lake Russell can be found at the Corps of Engineers Project website.

The property has more than ±50 feet of frontage on Maynard Road, a county maintained gravel road, and more than ±600 feet of frontage on the private road, Calhoun Forest Drive.  An electric line runs along these roads.  

The property is about ±6 miles from Antreville, ±15 miles from Abbeville, ±22 miles from Anderson, and ±50 miles from Downtown Greenville.  All distances are approximate road miles.

From downtown Anderson, SC, courthouse area, drive south on South Murray Avenue (Hwy 81).  After ±5 miles, you will pass the Owens Corning Plant on the left, then bear left onto Flat Rock Road (State Hwy 49).  After ±10 miles, you will reach the Abbeville County line and the road changes names to Lake Secession Road.  Continue straight (south).  After another ±3.5 miles, you will cross the Rocky River bridge.  Lake Secession Dam will be on your left.  Continue on Lake Secession Road past the bridge for about one and a quarter miles, then turn right onto Loftis Road, a county gravel road.  In just over a half-mile, bear right onto Maynard Road, also gravel.  In a little less than a mile, the property will begin on the right side of Maynard Road just before Calhoun Forest Drive forks to the right.
