The property is nestled between Cardigan State Park to the west and Newfound Lake to the east. Hutchins Hill dominates the tract and provides stunning views of the Newfound waters and surrounding hills. The forest is comprised of mixed softwood and northern hardwood species including high percentages of sugar maple and white ash. The property is benefited by a 2005 executed Conservation Easement providing for forest management activities and outdoor recreation. Additionally, the easement provides for a 10-acre “Withdrawal Lot” enabling the construction of a private estate within the conserved acreage.
Access from the north of the property is via the Cardigan Hill Road and then the Knowles Hill, Huchins Hill and Hodgdon Roads. Access from the south is via the Washburn Road and then the Knowles Hill Road.
